• The most obvious one is the change in character of the upper edge of the village from its quiet undisturbed fields to a residential area much like a caravan site.

• It will impact on the cemetery. It is an important place of grieving as well as tranquillity. The site will have both a visual and noise impact which will destroy the peace of the cemetery. 

• Financial implications. It is difficult to estimate this but it will impact the value of housing in the area. In other areas the properties close by have been know to loose half their value. It is likely to impact on most houses in the village.
